What do buyers need to do prior to closing?

  • Contact your title processor to make the escrow deposit and forward the sales contract
  • If a power of attorney or mail away closing is needed, discuss with your title processor and your lender to make the appropriate arrangements
  • Provide your lender the executed sales contract so they can place a formal title request
  • Choose a home inspector and coordinate the inspection with your real estate agent
  • Coordinate with your title processor to determine if a new survey is needed and order survey if applicable
  • Choose a homeowner’s insurance agent, confirm coverage needs and request coverage effective the date of closing
  • Provide insurance declaration pages and invoice(s) to your lender and/or your title processor
  • Contact utility and cable companies to determine requirements for new services
  • Coordinate with your lender and or title closer to determine the “cash to close” figure
  • Make arrangements with your bank to send a wire for your “cash to close”

What do sellers need to do prior to closing?

  • If you have a property survey, provide it for review to determine if it is acceptable for use
  • If a power of attorney or mail away closing is needed, discuss with your title processor to make the appropriate arrangements
  • Coordinate with your title processor to determine how you would like to receive the sale proceeds.
  • If requesting a wire transfer, confirm routing and account information with your bank and provide to your title closer

What will happen at your closing?

  • Final settlement statement will be reviewed and signed
  • All closing documents will be reviewed, signed, and notarized
  • Copies of executed closing documents will be provided
  • Once all parties have executed the appropriate closing documents, and the lender has authorized funding (if applicable), all proceeds will be disbursed.
  • House keys, garage door openers, community association documents (if applicable) and other pertinent items will be provided by the appropriate parties
  • All documents will be securely imaged for future needs
